New Condominium Associations

  • Facilitate the transfer of control from the developer to the condominium association board.
  • Assist with the creation of the condominium association board.
  • Assist in the preparation, if necessary, of a punch list of completion items for the developer and mediate the resolution of any disputes associated with such list.
  • Prepare the initial operating budget for the condominium association.
  • Act as interface between the condominium association board and and the developer/owner.

Property Management     

  • Preparation and solicitation of bids, if necessary, for maintenance or emergent needs for the association.
  • Presentation of contractor/vendor bids to association for approval.
  • Attend condo association meetings and keep records thereof. 
  • Property inspections at designated intervals.


    Financial Management

  • Prepare annual operating and reserves budget, and provide financial statements at designated intervals.
  • Collect and deposit monthly homeowners association dues, and send out delinquency notices.
  • Collect assessments as necessary.
  • Pay applicable water, sewer, electric, gas, and other utility and service bills on behalf of the association. 


    Administration
  • Maintenance of owner and tenant database.
